Do not pay more than $200 per night for this hotel, it is not worth it. First of all, there are only a handful of ocean front rooms, so there is only a small chance of a Marriott Bonvoy upgrade. Second, the beach is very tiny. While we were there, the hotel hosted a canoe race which utilized the entire beach area. The canoe race is super cool, but we were not made aware that the beach would be unavailable during our stay. Location - perhaps the busiest spot on the Big Island. Very congested. Lots of noise and traffic. There is a “gang” of homeless people who camp out at the one other beach near the hotel making that beach unusable. It is interesting to note that the homeless people near this property are very bold and completely unpoliced. Rooms - filthy and old. In need of a deep cleaning and an update. We had a piece of broken furniture in our room (they tried to fix it, but couldn’t). The hotel has these strange, wooden slat doors that are full of dust. There is very little interior lighting, making the room very dark - especially the entry way. There is not one single towel rack in the room, yet housekeeping only comes every other day - so where do you hang your wet towels? Your balcony will look out at other rooms, so your “view” is another balcony or the roof of the building below. There are a total of 3 drawers in the room. The hotel did not honor any of the perks associated with our Marriott status. The rooms were over $500 per night while we were there. And the Fairmont Orchid was also in that price range and there is no comparison between the two properties. I wish we had not been loyal to Marriott on this trip, as it was impossible to feel like we were on vacation in this horrible property.

We stayed here recently and do not recommend that you stay here as we felt it put a damper on our Big Island experience. The carpet in the rooms had stains on it, the bathroom smelled like sewage, and the rooms themselves are quite small. The property itself seems quite dirty and also has a sewage smell throughout the common areas. The pool and bar area also quite dirty and there are quite a few homeless folks sleeping right outside the hotel. For the price of this hotel, it is not worth it at all. We were only here for 2 days, if not, we would have definitely switched hotels.
